'Growing Room'
Modillion transformed this smaller West Side bungalow into a fully built-out home that could serve a growing family. Challenges included matching the old-time stucco, inaccurate design drawings, some unexpected existing structures, a very complicated roof, and weather issues.
The owners started out with some basic concept/permit drawings, and we helped them refine the design for enhanced function and aesthetics in many areas, even to the point of changing rooflines and completely reworking some of the room layouts. In addition, we scoped, budgeted, and produced a complete interiors / exteriors and specifications package for the project, from drawer pulls to paint colours.
A new upper floor, back addition, and complete reworking of interiors gave this home both the space and the elegance the owners desired. Creating an open floor plan out of the dated main floor layout enhanced livability superbly. The project also required that we get the details right. In addition to our normal care and accuracy, we rectified deficient design details for more seamless functionality and architectural expression.

Design and the realities of building are under constant scrutiny. Feedback is continuous and projects tend to evolve quickly. The owners are always available (almost!), and we pride ourselves on doing what it takes to make each project a success.
We feel that being there for our clients is the key to our success. Thus, Modillion will remain small, so we can continue to be there, in person, for you and every homeowner we have the pleasure to work with.

Now, they operate a design/build firm that brings their 45 years of experience under one roof. Budgeting
We work with you to balance your needs within a wide range of budgets. We can usually provide you with general budget guidance during our first meeting. We can show you how you can lower your costs by reducing your scope, using more economic materials, or looking at life-cycle costs.
Project Scoping
Project scoping involves the creation of a detailed or sketched description of your project. We creative this scope with you before we begin design. Our regular design services include the creation of a very detailed project scope, with a preliminary estimate for the work described. If you have a designer of your own, we welcome you to take advantage of this service as a part of our pre-construction services package.
Feasibility Studies
Perhaps you have an idea for a renovation on your home. The first question is, "Can we even do this project here?" The form of the existing building, condition of the soil, quality of the existing structure, bylaws and building code constraints, construction costs; these considerations and more will define whether you have a project you are willing to take on or not. Often, the process is quite straightforward.
Interim Budget Reporting
It is easy to start design, only soon to find that your budget has been exceeded. Our interim budget reporting provides you with timely and detailed updates during the design phase. As part of our pre-construction service, you can be sure your design requirements are being achieved within the budget you set. Analytical Concepts
Analytical concepts would be useful to you if you are looking at several options, and don't know which option will produce the best result. Whatever your criteria are, our conceptual analysis is sure to highlight the most advantageous approach to take. Architectural Design
What does successful design mean to you? If your project is important to you, you should have a designer with an architectural background. If your budget is important to you, you should have a design team that can match your design with a realistic budget. We listen, and we will usually get your concept right the first time. Permits
A successful permit process ends with the issue of a building permit for the work. Congratulations! You have achieved a major milestone in your project. Your best bet, every time, is to retain a designer who knows how to work with municipalities to achieve what you want. Not all designers do, but we excel at the process. Our goal is always the same, and it drives our method: avoid surprises, backtracking, wasted time, scope changes, and added costs.

Now, you have extra assurance you are getting what you want out of your renovation. We produce complete specifications for your project during design. Schedules
